RE|Solutions Announces Start of Construction at Former Cal Compact Landfill Site in Carson California
PrZen/33278836
CARSON, Calif. - Nov. 7, 2018 - PrZen -- RE | Solutions, LLC (RES), the master horizontal developer for the former Cal Compact Landfill site, began preparation of the site for development in October, and will begin construction this month. The site is an approximately 157-acre parcel, located between the Del Amo Bridge and the Avalon Boulevard exit from Interstate 405, with over 2,200 linear feet of frontage on one of the nation's busiest freeways. The development will be a mixed-use commercial/retail/entertainment destination that establishes a regional reputation for quality and luxury.
The former Cal Compact Landfill site is owned by the Carson Reclamation Authority (CRA), a joint powers authority that was formed to oversee and facilitate the remediation of contaminated properties in the City of Carson. The former Cal Compact Landfill is the first property the CRA has purchased and is the focus of its present work. In order to facilitate redevelopment, the CRA needed to bring in a master developer with a track record of dealing with complex environmental properties to take on the remediation, site preparation, and ongoing operation and maintenance of the site.
RES was selected by the CRA in 2017 through a competitive bid process to be the remediation manager and oversee the horizontal development of the property, including grading, utility infrastructure, construction of streets, and installation of piles and foundation systems to support vertical development. The first development on the site will be the recently-announced Los Angeles Premium Outlets (LAPO), a joint-venture project of Macerich (MAC) and Simon Brothers (SPG).
RES has contracted with TRC Solutions, Inc. (TRC) for the design and installation of the remedial systems, and with Snyder Langston for the civil construction. Together with its general contractors, RES is excited to break ground on the first phase of development at the former Cal Compact Landfill.
RES principals Mary Hashem and Stuart Miner each have over 30 years of experience in real estate development and environmental risk management. RES is working closely with CRA to complete remediation of the Cal Compact Landfill site, install structural piles and build foundation systems that bring slabs on grade. The CRA is negotiating development deals with the ultimate vertical developers of the site.
